Insulate Your Basement – Even in an already built home

Yes, you can get a backhoe and dig a trench around your house for relatively cheap but, it really is a waste of time. Parging the walls first pretty much means coating the walls to make sure moisture does not get behind the insulation that you are going to put up. I suggest using a modern basement epoxy of some sort and I recommend rigid insulation after you have done that. Rigid is easier to work with and you can make the whole project into an adhesive affair where you adhere the furring strips to the epoxied walls and then you adhere the foam board (or whatever) to the furring strips. Boom, you are done unless you need to paint them for someone else in the house that hates the color of the “naked” board. You know who I mean. Like the article says as far as the vapor barrier placement you have to call your local building code people cause I got no idea,

Exterior wall insulation inside the walls

Insulating outside your exterior walls is often too expensive or impractical in existing homes. You can insulate the inside of your basement walls but you may exacerbate the problems associated with moisture if you don’t do the job correctly.

Parging: If moisture is seeping into your walls, parge the masonry walls to seal any cracks and strengthen any weak or porous masonry. This will help prevent water from seeping in from outside.

Vapor barrier: Vapor barrier should be outside the insulation if you are in a hot climate and only cool your home; it should be on the inside if you are in a cold climate and are mainly heating your home. Consult your local city building permits department to find out what are the suggested or mandated insulation and vapor barrier configurations for energy efficient basements in your area.

Framing: If possible, leave a gap between your framing and the exterior walls, to prevent moisture from the masonry from causing wood rot in your framing. Use small spacers behind 2×3 studs, rather than 2×4 studs against the outside wall, and you’ll still have room to install the standard insulation for 2×4, 16-inch-stud construction.

Insulation: If there is any likelihood of moisture getting into your basement, use a rigid foam insulation rather than batt or other fiber-based insulation. Moisture seeping through exterior walls will dampen the insulation and reduce its R value significantly within a few years, so you’ll start with an energy efficient basement and in a few years be losing as much heat to outside as before the renovation. Moisture will not have much effect on the R value of foam insulation. Buy the highest R value insulation you can – you can get an R value of 6 per inch in some insulating foam sheets. If you want both insulation and waterproofing, you could consider having Icynene insulation applied to exterior walls after framing but before drywall is installed.

Other places you should insulate

A couple of other important things to consider about basement insulation:

  • In an older house, where a shower stall is already installed against an outside wall, check the insulation level behind the shower. A prior owner or contractor may have installed the shower without adequate insulation. If you are remodelling or can access the wall space behind it, inject foam insulation or otherwise upgrade the insulation. You’ll have more comfortable showers and you’ll cut down on overall heat loss.
  • Insulate the perimeter of your basement ceiling (an area called the ‘rim joists’), from the outside walls to about 16″ to 24″ from the outside walls, to prevent moisture from creeping in between the upstairs

Blown Insulation – My pick for retrofits

It is a pain in the behind to cut blow holes in walls to blow in insulation. It is also tricky to work around windows and other internal factors like headers and footers,but if you are not tearing out the interior walls and are environmentally concerned, I still think it is the best bet. Fill your Walls & Ceilings, Not our Landfills!
We use blown-in cellulose for most of our insulation jobs, (except for crawl spaces, where moisture and the lack of hollow walls won’t allow it.) Blown cellulose is less expensive, safer to you as well as the environment and more effective and energy efficient than its leading competitor – fiberglass.

The fibers of cellulose insulation are much finer than fiberglass. When cellulose is blown or dense-packed into your walls and ceilings, it takes on almost liquid-like properties that let it flow into cavities and around obstructions to completely fill walls and seal every crack and seam. DEVap: Liquid Desiccants, Permeable Membranes

The DEVap solves that problem. It relies on the desiccants’ capacity to create dry air using heat and evaporative coolers’ capacity to take dry air and make cold air.

“By no means is the concept novel, the idea of combining the two,” Kozubal said. “But no one has been able to come up with a practical and cost-effective way to do it.”

HVAC engineers have known for decades the value of desiccants to air conditioning. In fact, one of the pioneers of early A/C, Willis Haviland Carrier, knew of its potential, but opted to go the refrigeration route.

Most people know of desiccants as the pebble-sized handfuls that come with new shoes to keep them dry.

The kind NREL uses are syrupy liquids — highly concentrated aqueous salt solutions of lithium chloride or calcium chloride. They have a high affinity for water vapor, and can thus create very dry air.

Because of the complexity of desiccant cooling systems, they have traditionally only been used in industrial drying processes. Inventing a device simple enough for easy installation and maintenance is what has impaired desiccant cooling from entering into commercial and residential cooling markets.

To solve that problem, the NREL device uses thin membranes that simplify the process of integrating air flow, desiccants, and evaporative cooling. These result in an air conditioning system that provides superior comfort and humidity control.

The membranes in the DEVap A/C are hydrophobic, which means water tends to bead up rather than soak through the membranes. Imagine rain falling on a freshly waxed car. That property allows the membranes to control the liquid flows within the cooling core. “It’s that property that keeps the water and the desiccant separated from the air stream,” Kozubal said.

“We bring the water and liquid desiccant into DEVap’s heat-mass exchanger core,” Kozubal said. “The desiccant and evaporative cooling effect work together to create cold-dry air.”

The air is cooled and dried from a hot-humid condition to a cold and dry condition all in one step. This all happens in a fraction of a second as air flows through the DEVap air conditioner. The result is an air conditioner that controls both thermal and humidity loads.

DEVap helps the environment in many ways. DEVap uses 50 percent to 90 percent less energy than top-of-the-line refrigeration-based air conditioning.

Ace Is The Hardware Place – This post is mainly about filling cracks

If you are letting cold air in then you are wasting money. Calking is the quickest way to stop that.

The average house-even when well-insulated-contains cracks and gaps between building materials that add up to a hole about 14 inches square (see image below). In the winter, those gaps may make the house drafty and chilly. All year long, a leaky house not only wastes energy but can lead to water damage and provide a path for insects.

WEATHERPROOFING BASICS

  • In all the discussion of insulation and R-values, don’t forget that poor weatherproofing is often a more important source of discomfort, as well as high heating and cooling bills.
  • Some air leakage can be prevented during construction by using housewrap or getting a tight fit between framing members, for example. Once the house is built, however, the remaining gaps must be sealed. Gaps around doors and window sashes should be weatherstripped, and gaps between permanent building materials sealed with caulking.

TYPES OF CAULKING

  • A number of factors must be considered when choosing caulking. They include durability, flexibility, whether the caulk can be painted and, of course, price.
  • The most expensive caulk is not always the best product for every job, so you should carefully consider which product is appropriate to your situation. Read product labels and manufacturers’ literature, and ask your salesperson for his or her recommendation.
  • Here is a list of common caulks and their characteristics. Different types of caulking are designed for different applications, and quality can vary among different brands of the same type because of different formulations used.
  • Always read and follow the manufacturer’s directions.
  • Oil-Base Painter’s Caulk (1-2 yr. life) – Not very elastic. Dries out easily. Paintable after curing. Lowest cost.
  • Latex (3-10 yr. life) – Use mostly indoors. Goes on easily. Low elasticity. Sticks to porous surfaces only. Easy water cleanup. Low in cost. Paintable.
  • Butyl Rubber (3-10 yr. life) – High elasticity. Sticks to most surfaces. High moisture resistance. Flexible when cured. Most difficult to work with as it is very sticky.
  • Acrylic Latex (10 yr. life) – Good elasticity. Sticks to most surfaces. Reasonable moisture resistance. Paintable. Good for around doors and windows. May not be used below freezing.
  • Silicon-Latex Blend (20+ yr. life) – Good elasticity. Excellent weathering ability. Medium shrinkage. Adheres to most surfaces. Some cannot be painted. May not be used below freezing.

Weatherization

Weatherization (American English) or weatherproofing (British English) is the practice of protecting a building and its interior from the elements, particularly from sunlight, precipitation, and wind, and of modifying a building to reduce energy consumption and optimize energy efficiency.

Weatherization is distinct from building insulation, although building insulation requires weatherization for proper functioning. Many types of insulation can be thought of as weatherization, because they block drafts or protect from cold winds. Whereas insulation primarily reduces conductive heat flow, weatherization primarily reduces convective heat flow.

In the United States, buildings use one third of all energy consumed and two thirds of all electricity. Due to the high energy usage, they are a major source of the pollution that causes urban air quality problems and pollutants that contribute to climate change. Building energy usage accounts for 49 percent of sulfur dioxide emissions, 25 percent of nitrous oxide emissions, and 10 percent of particulate emissions.[

Typical weatherization procedures include:

  • Sealing bypasses (cracks, gaps, holes), especially around doors, windows, pipes and wiring that penetrate the ceiling and floor, and other areas with high potential for heat loss, using caulk, foam sealant, weather-stripping, window film, door sweeps, electrical receptacle gaskets, and so on to reduce infiltration.
  • Sealing recessed lighting fixtures(‘can lights’ or ‘high-hats’), which leak large amounts of air into unconditioned attic space.
  • Sealing air ducts, which can account for 20% of heat loss, using fiber-reinforced mastic(not duck/duct tape, which is not suitable for this purpose)
  • Installing/replacing dampers in exhaust ducts, to prevent outside air from entering the house when the exhaust fan or clothes dryer is not in use.
  • Protecting pipes from corrosion and freezing.
  • Installing footing drains, foundation waterproofing membranes, interior perimeter drains, sump pump, gutters, downspout extensions, downward-sloping grading, French drains, swales, and other techniques to protect a building from both surface water and ground water.
  • Providing proper ventilation to unconditioned spaces to protect a building from the effects of condensation. See Ventilation issues in houses
  • Installing roofing, building wrap, siding, flashing, skylights or solar tubes and making sure they are in good condition on an existing building.
  • Installing insulation in walls, floors, and ceilings, around ducts and pipes, around water heaters, and near the foundation and sill.
  • Installing storm doors and storm windows.
  • Replacing old drafty doors with tightly sealing, foam-core doors.
  • Replacing older windows with low-energy, double-glazed windows.

The phrase “whole-house weatherization” extends the traditional definition of weatherization to include installation of modern, energy-saving heating and cooling equipment, or repair of old, inefficient equipment (furnaces, boilers, water heaters, programmable thermostats, air conditioners, and so on). The “Whole-House” approach also looks at how the house performs as a system

The fall Equinox is a good time of year to start thinking about preparing your home for winter, because as temperatures begin to dip, your home will require maintenance to keep it in tip-top shape through the winter.

Autumn is invariably a prelude to falling winter temperatures, regardless of where you live. It might rain or snow or, as David Letterman says, “Fall is my favorite season in Los Angeles, watching the birds change color and fall from the trees.” Did you know there is only one state in the United States where the temperatures have never dipped below zero? Give up? It’s Hawaii.

Here are ten tips to help you prepare your home for winter:

1) Furnace Inspection

  • Call an HVAC professional to inspect your furnace and clean ducts.
  • Stock up on furnace filters and change them monthly.
  • Consider switching out your thermostat for a programmable thermostat.
  • If your home is heated by a hot-water radiator, bleed the valves by opening them slightly and when water appears, close them.
  • Remove all flammable material from the area surrounding your furnace.

2) Get the Fireplace Ready

  • Cap or screen the top of the chimney to keep out rodents and birds.
  • If the chimney hasn’t been cleaned for a while, call a chimney sweep to remove soot and creosote.
  • Buy firewood or chop wood. Store it in a dry place away from the exterior of your home.
  • Inspect the fireplace damper for proper opening and closing.
  • Check the mortar between bricks and tuckpoint, if necessary.

3) Check the Exterior, Doors and Windows

  • Inspect exterior for crevice cracks and exposed entry points around pipes; seal them.
  • Use weatherstripping around doors to prevent cold air from entering the home and caulk windows.
  • Replace cracked glass in windows and, if you end up replacing the entire window, prime and paint exposed wood.
  • If your home has a basement, consider protecting its window wells by covering them with plastic shields.
  • Switch out summer screens with glass replacements from storage. If you have storm windows, install them.

4) Inspect Roof, Gutters & Downspouts

  • If your weather temperature will fall below 32 degrees in the winter, adding extra insulation to the attic will prevent warm air from creeping to your roof and causing ice dams.
  • Check flashing to ensure water cannot enter the home.
  • Replace worn roof shingles or tiles.
  • Clean out the gutters and use a hose to spray water down the downspouts to clear away debris.

Cheer Up, It’s Going to Get Worse

Three years ago, David Fridley purchased two and a half acres of land in rural Sonoma County. He planted drought-resistant blue Zuni corn, fruit trees and basic vegetables while leaving a full acre of extant forest for firewood collection. Today, Fridley and several friends and family subsist almost entirely off this small plot of land, with the surplus going to public charity.

But Fridley is hardly a homegrown hippie who spends his leisure time gardening. He spent 12 years consulting for the oil industry in Asia. He is now a staff scientist at Lawrence Berkeley National Laboratory and a fellow of the Post Carbon Institute in Sebastopol, where members discuss the problems inherent to fossil-fuel dependency.

Fridley has his doubts about renewable energies, and he has grave doubts about the future of crude oil. In fact, he believes to a certainty that society is literally running out of gas and that, perhaps within years, the trucks will stop rolling into Safeway and the only reliable food available will be that grown in
our backyards.

Fridley, like a few other thinkers, activists and pessimists, could talk all night about “peak oil.” This catch phrase describes a scenario, perhaps already unfurling, in which the easy days of oil-based society are over, a scenario in which global oil production has peaked and in which every barrel of crude oil drawn from the earth from that point forth is more difficult to extract than the barrel before it. According to peak oil theory, the time is approaching when the effort and cost of extraction will no longer be worth the oil itself, leaving us without the fuel to power our transportation, factories, farms, society and the very essence of our oil-dependent lives. Fridley believes the change will be very unpleasant for many people.

“If you are a typical American and have expectations of increasing income, cheap food, nondiscretionary spending, leisure time and vacations in Hawaii, then the change we expect soon could be what you would consider ‘doom,'” he says soberly, “because your life is going to fall apart.”

The Great Reskilling

But is it the end of the world?

Fridley and other supporters of the Transition movement don’t believe it is. First sparked in 2007 in Totnes, England, Transition was launched when one Rob Hopkins recognized that modern Western society cannot continue at its current pace of life as fast access to oil begins to dwindle. Global warming and economic meltdown are the two other principle drivers of the Transition movement, but in an ideal “Transition Town,” society would be ready for such changes.

With limited gas-powered transport or oil-based products, a Transition community’s citizens would live within cycling distance of one another in a township built upon complete self-sufficiency, with extremely localized infrastructure for agriculture, clothes making, metal working and the other basics of life which the Western world largely abandoned to factories in the late 1800s, when oil power turned life into a relatively leisurely vacation from reality.

Now, Transitionists say, it’s time to get back to work—and quick. Localized efforts have sprouted from the ground up in Santa Cruz, Cotati, Sebastopol, San Francisco and many other towns worldwide, where residents and neighbors are putting their heads together and collaborating on ways to relocalize themselves, bolster self-sufficiency and build the resilience that communities will need to absorb the shock of peak oil.

Scott McKeown is among several initiators of Transition Sebastopol. A 53-year-old event coordinator by vocation, McKeown believes that as early as 2012 the global economy could founder. “That’s when it’s really going to hit the fan,” he says. “We’re not there yet, but we will be very soon.”

McKeown founded Peak Oil Sebastopol in late 2007 as a public discussion forum for what was then becoming a popular topic of relevance among social reformers. Yet Peak Oil Sebastopol eventually proved a bit too heavy on the talking for McKeown.

“I wanted to shift from a discussion group to an action-based effort,” he explains. “Transition attracted me as a way in which we could actually begin doing something.”
