Or maybe even Jevons’ Excuse. See if the Industrialists and the Elite can say, “Look it doesn’t matter whether we save energy or not. Someone else will just use it”. Kind of like Marx’s army of the unemployed. The is the army of the underenergized. As we pointed out last time this is called a rebound theory because after the efficiencies are introduced the consumption never quite makes it back to the same level. That is because once people see that they can save a lot of money by paying less, their ways stay changed so to speak. Much of that rebound can also be explained by human kinds relentless population growth. But he also assumes the total fluidity of the market. Not everyone can access a nuke in Savannah like if they are in Nigeria.

Jevons paradox (also known as the rebound effect) is the observation that greater energy efficiency, while in the short-run producing energy savings, may in the long-run result in higher energy use. It was first noted by the British economist W. Stanley Jevons, in his book The Coal Question published in 1865, where he argued that “it is a confusion of ideas to suppose that the economical use of fuel is equivalent to diminished consumption. The very contrary is the truth.” The Jevons paradox is an observation based on economic theory and long-term historical studies, and its magnitude is a matter of considerable dispute: if it is small (i.e., the expansion of fuel using activities is less than 100% of the improvement in efficiency) then energy efficiency improvements will lead to lower energy consumption, if it is large (i.e., the expansion of fuel using activities is greater than 100% of the improvement in efficiency) then energy consumption will be higher. A key problem in resolving the two positions is that it is not possible to run ‘control’ experiments to see whether energy use is higher or lower than if there had been no efficiency improvements—there is, after all, only one future. A further problem is that the rebound effect has differing impacts at all levels of the economy, from the micro-economic (the consumer) to the macro-economic (the national economy), and its magnitude at all levels of the economy has not yet been determined. Nonetheless, there is mounting evidence that at the national level it is not uncommon for total resource consumption to grow even while efficiency improves, suggesting at least that improvements in efficiency are not necessarily sufficient for curtailing consumption (although, once again, this does not necessarily demonstrate that resource consumption grows because of improvements in efficiency).

Is the push for greater energy efficiency a good policy choice to address energy scarcity after Peak Oil? Here’s a bold answer: NO, at least not in a vacuum. Efficiency is not a standalone solution, but part of the much more complex problem of reducing total energy consumption that must address Jevon’s Paradox and the Rebound Effect.

Jevon’s Paradox tells us that when we increase the efficiency of the use of a resource, we initially decrease the demand for that resource, but that ultimately this lower demand reduces price, which causes a “rebound” of increasing demand. When applied specifically to energy efficiency, this is commonly referred to as the “Rebound Effect.”

Here’s a real-world example. Let’s magically double the average fuel economy of America’s cars and trucks. Gasoline demand would drop immediately by 50%. This would affect the supply-demand equilibrium of gasoline, reducing its price significantly. However, with dramatically lower gas prices, many people would choose to drive more than they had in the past—this is the “rebound,” where some of the energy savings provided by gains in efficiency are negated by the corresponding effect on energy prices. Clearly, a 50% drop in gas prices won’t result in the average American doubling their driving, as would be required to completely negate the efficiency gains in this scenario. Even if gas was free, there would be some limit to how much we would drive. So this “rebound effect” doesn’t negate the entirety of energy savings due to efficiency. Studies suggest that it erases perhaps 10%-30% of the gains.

Did you know the Illinois Stewardship Alliance (formerly the Illinois South Project) helped found the Carbondale Farmer’s Market?  Did you know that ISA has been active in state and federal policy working on issues such as protecting farmland? Did you know abut the Stewardship Farm providing research on organic practices, our pilot program to utilize WIC coupons and Illinois farmers markets?  These are just a few of many issues ISA has taken on over the last 36 years since the founding of the Illinois South Project in 1974 in Herrin (?).  The Illinois South Project was founded to give citizens a voice in the development of the federal coal program introduced in the mid-1970’s.  The Illinois South Project acknowledged the negative impact strip mining would have on farmland and the local economy in southern Illinois.  “Central to our program is empowerment of people through active involvement in issues that affect them. To address critical farm policy issues, we organized farmers to attend hearings and town meetings organized by their elected officials. We sent out numerous alerts on crucial issues being debated in the state legislature and in Congress and we submitted testimony on important aspects of the 1985 farm bill” – Illinois South Project 1985 Annual Report

St. John’s expansion will be environmentally friendly

As St. John’s Hospital is preparing to renovate its downtown campus, the 135-year-old Springfield institution is paying special attention to minimizing the project’s environmental footprint and maximizing local economic benefits.

On March 31, hospital officials announced a $162 million proposal to demolish certain old structures on the hospital’s campus and replace them with more modern surgery, pharmacy and patient areas.

Dave Olejniczak, chief operating officer at St. John’s, says the project will incorporate several cost-saving, environmentally friendly designs, such as paints, stains and adhesives with low toxin levels, energy-efficient light fixtures and natural lighting whenever possible.

“A little bit of it is an investment up front, but the majority of it is going to be a cost savings down the road, in particular when we focus on the glass elements around the facility itself,” he says. “With having the natural light, it’s going to reduce the amount of artificial light we have to generate.”

Recycling is a big part of the design as well. From the carpet made of recycled fibers to the reuse of scrap materials such as steel and wood, Olejniczak says the project will uphold the hospital’s “stewardship values.”

“Envitronmental stewardship, from a Fransiscan perspective, is ensuring that we’re using the resources that we’re currently given to the best of our ability, and to take what we have and reuse it or recycle it,” Olejniczak said.

Dear Editor:

I am writing to you regarding your brief article about St. John Hospital’s future building plans. It is laudable that they plan on making that building locally built and green. However I did not hear “state-of-the-art” speak included in that admittedly short article. First and foremost I hope the Hospital will perform a green tear down. We should be wasting as little as possible these days. Putting perfectly good materials in the landfill is no longer acceptable.

Second I hope they also perform a green rebuild so that everything in the new Hospital wing will be recycled. Finally I hope that the new wing will generate its own energy and be super efficient in its energy usage. If they use windows, please use windows that generate electricity. If they have a roof I hope that it has wind turbines on top and plenty of plants to absorb the water that lands there. I hope that they put in geothermal heating and cooling systems. This is after all about people’s health. If St. Johns becomes a beacon of how we can lead our lives without pollutants then they will be contributing to the over all health of our community.

As the article pointed out it is also about health care costs. Industry estimates are that if the medical community used energy efficiently they could cut our medical cost by 10 to 15%. That would be a huge benefit to us all.

Energy Concerns And Healthcare

The medical and healthcare industries use energy like there was no tomorrow. I estimate that the US could save at least 20% on its healthcare bills. For those of you in small towns…how much do you waste on driving to your doctor? Why don’t the hospitals put a telecommunications computer in your city or town hall? That way you can call in, get an appointment, walk down to City Hall and talk to your doctor. Even show him where you hurt. To say the medical community is stodgy is wrong…it is too smart for its own britches.

The bright side of energy conservation
Using renewable sources saves money, reduces emissions

Hospitals are behind other industries in employing energy conservation initiatives, including the use of renewable energy sources. But times are changing as they realize that wasted energy drains their bottom lines and that they have a responsibility to reduce their carbon footprint for the health of the environment and surrounding communities. Energy-saving initiatives require multidepartmental collaboration within a hospital; and materials managers need to ensure they are a part of that because their expertise can make a difference.

According to the Environmental Protection Agency (EPA), every dollar a not-for-profit health care organization saves on energy is equivalent to generating $20 in new revenue for hospitals or $10 for medical offices. So why aren’t all hospitals jumping into energy conservation with both feet? There are many reasons. But this is certain: Most hospitals recognize that energy conservation is a priority and are gradually realizing the benefits, both to their bottom line and the environment.

On impact

Energy issues have an impact on virtually every aspect of health care. Demands for energy and the costs for providing it, are escalating rapidly. And those costs are not confined to higher utility, transportation and supply bills, but also the gradual destruction of the environment. Our nation’s dependence on fossil fuels has led to a documented rise in global warming caused by greenhouse gas emissions, as well as potentially negative health consequences for patients and workers.

Demand for energy is soaring across all sectors of the American economy. In fact, a recent Department of Energy survey of 20 major companies concluded that global demand for energy resources will rise dramatically—nearly 60 percent—throughout the next 25 years.

Senior executives from 20 major companies attending a 2007 workshop hosted by the EPA and Global Business Network estimated that  electricity demand in the United States alone will grow by at least 40 percent throughout the next 25 years, requiring at least 300 power plants to be built over that time. Such demands have led to an unprecedented rise in energy costs, which have surged dramatically and put a significant financial strain on hospitals. In some areas of the United States, energy costs have grown by more than 60 percent in the past few years.

The Energy Information Administration’s data show that the health care industry spends an estimated $7.4 billion on energy ($5.3 billion for inpatient and $2.1 billion for outpatient facilities). More than 90 percent of hospitals surveyed recently by Healthcare Financial Management magazine reported higher energy costs over the previous year, and more than half cited double-digit increases.

Greenhouse gas (GHG) emissions result from our nation’s reliance on nonrenewable sources of energy—fossil fuels, coal, oil and natural gas—that accelerate global warming and climate change; and there is much debate about how to curb such trends. GHG emissions, which include carbon dioxide, methane and nitrous oxide, also are increasingly linked to a host of serious public health consequences such as depletion of our planet’s fresh water supply and respiratory ailments.

Conservation now

Health care is a veritable energy hog. Whether from heating and cooling air and water, lighting spaces or transporting goods and services, the industry is heavily reliant on energy from mostly conventional nonrenewable sources.

According to the EPA, inpatient health care is the second most energy intensive industry in the United States (second only to the food service industry), gobbling up more than twice as much energy per square foot as nonhealth care office buildings. Buildings alone are responsible for almost half of the energy consumed in the United States and 48 percent of all GHG emissions. Hospitals alone use 836 trillion British thermal units (BTUs) of energy annually, have more than 2.5 times the energy intensity and CO2 emissions of commercial office buildings and are consistently within the top 10 water users in their communities.

Second, the calls for change are based on economic survival. Energy costs are soaring in the health care industry. A recent Department of Energy report found that rising energy prices and hospitals’ increasing energy demands have escalated costs so much that hospitals’ energy bills consume up to 3 percent of their total operating budgets, and up to at least 15 percent of their annual profits. Such phenomena are exacerbated by the added cost of running outdated and energy inefficient building systems.

Third, calls for energy conservation in health care are becoming louder because of hospitals’ ethical duty to protect public health. Many observers believe that the health care industry contributes disproportionately to the detrimental public health consequences of climate change. To keep true to its mandate—first, do no harm—hospitals today increasingly are turning their attention to change practices that can potentially jeopardize patient and worker safety. Increasing public concerns about climate change and its potential health, economic and security consequences are helping to shape the industry’s attitude toward climate change.

Behind the times

Although hospitals lag behind other industries in implementing energy-efficient strategies, there are numerous national initiatives focusing on health care, including a two-year-old initiative called E2C (Energy Efficient Challenge) that was launched by the American Society for Healthcare Engineering (ASHE) to support the goals of EPA’s Energy Star Challenge Program, says Dale Woodin, ASHE executive director. Woodin explains that this lag is often due to the lack of available capital, expertise and resources, and a need for greater awareness and support from senior health care leaders.

Health care companies in general also spend a smaller portion of their total expenses on energy, meaning fewer dollars are available to make far-reaching improvements. Rising energy costs are squeezing operating margins and diverting money needed for critical health care quality and safety improvements.

In essence, the primary driver is saving money. According to the American College of Healthcare Executives, 67 percent of health care CEOs list financial challenges as their No. 1 concern. However, operating costs and competition for investment and capital improvement funds often restrict available funding for energy improvements.

In addition, alternative energy sources have traditionally been scarce and expensive. For example, only 7 percent of the entire U.S. energy consumption is from renewable energy sources, including biofuels such as ethanol, solar, hydroelectric and wind power.

The health care industry is less open than other industries to the use of renewable energy sources, and few health care organizations have publicly stated carbon reduction goals.

A recent Johnson Controls survey of various industries found that only 38 percent of health care organizations had either invested in or were exploring renewable technologies, compared with 68 percent across other industries.

Catching up

Recently, the health care sector has begun to transform its core practices in response to the scientific confirmation of the link between climate change and health. Health care organizations are placing a growing importance on initiatives such as energy management, and while they are less likely than other industries to achieve green certification, they are more likely to implement green features without pursuing formal certification.

A high-tech wind turbine that can generate 10,000 watts of power was installed near Logan County’s oldest bank Wednesday.

The turbine, which sits atop a 120-foot tower, will supply about half, or possibly more than half, of the electricity used by Farmers Bank of Mount Pulaski.

The apparatus cost about $65,000, some of which will be offset by tax credits, said Rick Volle, president of Farmers Bank, which was established in 1872.

“There’s a lot of these going up on a larger scale. We think it’s something worth doing,” Volle said. “…We are figuring about a 12-year payoff on it, and it has a life of about 30 years.”

Installation of the turbine on the square in Mount Pulaski drew a crowd of about two-dozen people. They watched as a crane lifted the tower into the air and workmen slowly moved the base over to a concrete pad. The turbine, complete with blades, was already installed on top.

By 12:15 p.m., the tower and turbine were in place. It now stands across the street from the historic Mount Pulaski Courthouse where Abraham Lincoln argued cases.

“I guess it’s progress for our town, and the bank in particular,” said Mike Cyrulik, who watched the work from across the street. “I think it’s going to be a great addition to town.”

Cyrulik was one of the first people to stop and watch. When the big crane took over, more people came out from downtown shops to see the tower rise into the air.

“It’s pretty interesting for a little town,” Cyrulik said.

Mount Pulaski, about 25 miles northeast of Springfield, sits on a hill that rises above the surrounding farmland.

John Wyss, owner of Central Illinois Wind and Solar, the company that installed the turbine, said downtown Mount Pulaski is a good spot for the new technology.

Ann Arbor Veteran Affairs hospital gets wind turbine

A small wind turbine now spins atop the Ann Arbor Veteran Affairs hospital, contributing to the hospital’s utility needs while satisfying a new federal requirement for renewable energy.

Hospital administrators installed the vertical turbine last month as part of an ongoing plan to generate about 7.5 percent of the hospital’s energy needs from renewable energy, including wind and solar, by 2012.

“It’s a baby step, but we’re optimistic,” said Jeff Means, energy manager for VA hospitals in Michigan and nearby states.

The turbine and its installation cost about $100,000. If it is successful in generating enough energy, the hospital could install additional turbines and solar panels to generate energy, Means said.

The turbine, which weighs about 1,000 pounds, is 16 feet tall and 3 feet wide. As the wind spins the vertical turbine, a generator in its base sends direct electrical current through several boxes to transform the power into alternating current to be used by the hospital.

The chances of US climate change legislation passing this year received a major boost after President Obama secured victory in his historic battle to pass healthcare reforms late last night.

The successful House vote on the legislation following over a year of intense and fraught negotiations will clear a path for the administration to turn to its next large piece of administrative business: climate change.

Some senior Democrat Senators have suggested that following such a long battle to pass healthcare legislation the Senate will have “no appetite” to deal with a climate change bill that is likely to prove equally contentious.

However, both the administration and Democrat leaders in the Senate and House of Representatives remain adamant that they want to pursue a vote this year and with the party still behind in the polls ahead of November’s mid-term elections the race is now on to move the legislation forward as quickly as possible.

The key healthcare vote comes just days after the compromise version of the climate change bill being prepared by the bi-partisan trio of Senators Democrat John Kerry, Republican Lindsey Graham, and independent Joe Lieberman, received a further boost when both environmental and industrial groups signaled their support for the proposed legislation.

In a surprise move, Bruce Josten, the top lobbyist at the US Chamber of Commerce, told reporters last week that the work being done by the three senators was “largely in synch” with the business group’s views.

Josten stopped short of fully endorsing the bill, but following a meeting with the Senator’s last Wednesday he struck a markedly different tone to the outright opposition to previous versions of the bill that the Chamber adopted last year.

“The fairest comment would be, directionally speaking, the way they are trying to conform and shape this bill I would suggest is largely in sync with what most people in American industry think is the direction you are going to have to go if you are going to have a successful program,” he told reporters.

Report says China is squeezing U.S. firms out of its massive wind-power market

WASHINGTON – U.S. companies are getting squeezed out of the big Chinese wind-power market even as Dallas investors are bringing Chinese firms here via a big wind farm in Texas, according to a new industry report.

“They’ve used every measure you could possibly think of to enhance production of renewable energy equipment in China,” said report author Alan Wolff of the trade law firm Dewey & LeBoeuf LLP.

U.S. Trade Representative Ron Kirk won a pledge from the Chinese last fall to drop rules giving preference to Chinese makers of wind-power equipment. But Kirk’s office hasn’t seen any evidence that the pledge has been carried out, said spokeswoman Carol Guthrie.

Meanwhile, Chinese manufacturers are entering the U.S. wind market under a joint venture led by Dallas investor Cappy McGarr.

McGarr’s U.S. Renewable Energy Group, with Cielo Wind Power LP of Austin and China’s Shenyang Power Group, is planning a $1.5 billion, 600-megawatt wind farm on 36,000 acres in West Texas.

Several U.S. senators have complained that the West Texas project would use hundreds of millions of dollars in U.S. economic stimulus funds for wind turbines built in China. They introduced a bill this month that would halt federal funding of renewable energy projects until “buy American” requirements are written into law.

McGarr’s Chinese partners announced plans last week to build a wind turbine factory in Nevada, and McGarr says most of the jobs for the West Texas project will be American.

“A minimum of 70 percent of each wind turbine in the … project, including the massive towers and blades, will be wholly manufactured in the United States and made entirely of American steel,” McGarr said.

Dewey & LeBoeuf’s report on China’s renewable energy equipment market was done for a U.S. industry group, the National Foreign Trade Council, where concern about China’s market restrictions and treatment of foreign firms is growing.

“If you’re not operating under a rule-of-law country, if you have no place to adjudicate, and there are places where the country has stacked the deck against you, you may look for somewhere else” to do business, said trade council president Bill Reinsch.

Some wind power advocates are urging everyone to calm down and are particularly concerned about the Senate “Buy American” bill.

“This proposal would torpedo one of the most successful job creation efforts of the Recovery Act [the economic stimulus program], which has already preserved half of the 85,000 American jobs in the U.S. wind industry,” said Denise Bode, president of the American Wind Energy Association.

How America Can Create New Jobs

‘Our company is like many other big ones in this country,” a CEO told me recently. “We expect to create plenty of jobs in coming years, but guess what: They won’t be in the U.S.”Welcome to the “new normal.” For more than five straight decades after World War II, the Great American Job Machine cranked out jobs at a phenomenal pace—22 million in the 1990s alone. But since December 1999, there has been zero net job creation—nada, zippo. Coming out of recession, one in six Americans is now unemployed or can’t find full-time work. Worse still, some economists say we won’t be back to pre-recession levels until 2016!

What can be done? Sadly, not much in the short term. Washington can and should pass bipartisan programs that create infrastructure jobs, ease the pain of unemployment, and hasten lending for small business. But progress will be painfully slow for millions of families.

The bigger challenge is whether we rally and renew for the long run. We are facing the toughest international competition in our lifetimes, and we are no longer winning. The signs are all around us. Who can believe that the first 20 floors of the new World Trade Center will be wrapped in glass made in China? Or that the new 28-foot statue of Martin Luther King Jr. will be coming to the Mall in Washington from Chinese workshops? These should be made-in-America jobs.

It is easy to get mad; great nations get even. We shouldn’t erect trade barriers—those helped to spark the Great Depression. We have to remember what made us the most dynamic nation in the world and can do so again: education and innovation.

In their new book, Harvard economists Claudia Goldin and Larry Katz point to the fundamental truth that the U.S. became the world’s richest nation at the beginning of the 20th century because we educated  more of our kids than anyone else. Generation after generation, children finished about two more years of schooling than their parents. We created the top research universities. But then we slowed down and others sped up. In the 1960s, the U.S. had the top high school graduation rate in the world; by the early 2000s, we were 19th. Our college graduation rates of young people have fallen into 12th place. To reignite job creation, Goldin and Katz say, we must once again be the best at educating our kids.

Fortunately, we’re finally firing up on education reform. Cities like New York, Chicago, Houston, and, yes, New Orleans are pushing reforms. Arne Duncan is a first-class Secretary of Education. More than 40,000 college seniors applied this year to Teach for America, the volunteer teaching corp. Even unions are getting the message. We are far, far from where we should be—but at last there is fresh hope.

The second fundamental truth is that scientific and technological research is key to job creation. MIT president Susan Hockfield notes that investment after World War II created waves of new industries and jobs in electronics, nuclear power, aerospace, communications, and computing. Yet again, we’ve slowed relative to other hungry nations. As New York Times columnist Thomas Friedman points out, we have only a tiny handful of the top 10 global companies in emerging green industries.

Relentless global competition is here to stay. We shouldn’t be scared nor discouraged. That’s not who we are as Americans. As my favorite preacher, Peter Gomes, says about how one should handle adversity in life, “Get used to it, get over it, and get on with it.”

Scientists at MIT have invented a smart roofing material that takes a new thermal-management approach to eco-design. It’s a different approach to previous efforts, of which there are many. We’ve rounded them up for you, starting with the latest, below.

MIT’s Black and White Solution

MIT’s Thermeleon material is a composite of layers that makes it thermochromic–on exposure to heat it changes color from black to white. It works by sandwiching a common polymer between flexible plastic layers, with a black one at the back–when cold the polymer solution stays dissolved and the black rear face shows through, and when it heats up the solution condenses to form light-scattering droplets.

The upshot is that when the sun is shining a roof tile covered in the material is white-colored, scattering up to 80% of the sunlight back and thus keeping the building beneath the roof cooler. The result is a 20% reduction in cost to keep the interior at a comfortable temperature in the summer, a figure which also comes with an eco-friendly drop in the electricity supply demands. During winter, of course, you’d prefer your roof to capture as much heat as possible from the sun, which is where the black coloring is handy–the tiles scatter just 30% of incoming solar radiation then.

The team’s working on micro-encapsulating the chemicals, so that in future they may work as a paintable or spray-on coating, and then if the prices drop to match the innovation, the tech could also find much use in the developing world

Dow Chemicals’ Covert Solar Tiles

If your house design calls for a shingled roof instead of a tiled one, and you live in an area where theft of expensive roof-top solar panels is a problem, then Dow Chemicals has a neat trick.

Its Solar Shingles use thin-film copper indium gallium diselenide technology to make them cheap and light, and they’re designed to be intermingled with traditional asphalt roof tiles on a roof. That makes for easy installation, and lower visibility to street-level thieves.

And there you have it: Proof positive that in the future, our building roofing will do much more for us than keeping the sun, wind, and rain off our heads. They all make good sense, of course, since traditional roofs spend all their time staring at the sun rather than harnessing its rays for energy. Now if there were only a clever hybrid of all these different ideas…

Eco tree houses – the homes of the future

Tree houses grown specifically for modern living could be the eco-homes of the future.

Scientists from the US and Israel have developed the trees that can be shaped into the structure of innovative homes.

The ingenious tree houses naturally provide shade and can also be used to process waste and reduce carbon emissions.

The researchers at Tel Aviv University and a branch of the Massachusetts Institute of Technology are confident the first prototype home could be ready in just ten years.

Plantware, the organisation behind the technology, have already built bus-shelters, park benches and traffic lights using the advanced techniques of airoponics, where plants are grown without soil.

Now they have built a model for a tree house to be used in cities.

The extraordinary structure is build from actual tree roots that are grown to be mallable and then hardened into a structure like steel girders. The houses can be equipped with solar panels and wind turbines to generate electricity and even convert human waste into valuable nutrient for the living tree.

Different species of trees could be chosen for different environments so for example, willows could be used in England and giant American redwoods in California.

However at the moment the tree homes would be prohibitively expensive to all but a few.

Building the future: eco-architecture

Home gave three leading eco-architects different budgets and one brief: to create a sustainable urban family dwelling. Our correspondent is impressed by the result

So, you want a stylish green home, but think it will cost the earth? Think again. Home asked three leading exponents of sustainable design to come up with the ultimate green new-build house to suit three very different budgets – and the results were spectacular.

All had the same brief: to design a home for a young part-time teacher and her husband, an IT specialist. The imaginary couple have two children, aged nine and seven, and own an end-of-terrace plot on a tree-lined street of Victorian houses. The house can’t be taller than neighbouring three-storey homes, and must be as green as possible.

Dan Burr, 40, an associate partner at Sheppard Robson, which has offices in London and Manchester, has come up with a three-bedroom, 1,500 sq ft home costing £250,000 (plus land costs). Burr was the design director on Britain’s first zero-carbon house, the Lighthouse, built in Watford last year. The building meets level 6 of the Code for Sustainable Homes, with which all new homes in Britain will have to comply by 2016.

Justin Bere, 48, principal of the north London-based firm Bere Architects, designed a four-bedroom, 1,800 sq ft home costing £400,000 (plus land costs). His residential projects include Focus House, built in 2006 in Finsbury Park, north London, which won the Riba London Region Award 2007, among other prizes. His practice is a devotee of PassivHaus, an established German style of energy-efficient construction.

The third property is a five-bedroom, 2,500 sq ft home costing £600,000, designed by the husband-and-wife team Catherine Burd and Buddy Haward, both 41. Based in northwest London, they devised the low-energy Brooke Coombes House, in Ealing, west London, which in 2002 won the Riba Manser Medal, and are designing 600 sustainable homes in the Rochester Riverside scheme at Thames Gateway.

Their EZ House has three key principles: its construction must incorporate local materials from sustainable sources and low-energy build methods; it must consume little or no energy, so conserve or generate it on site; and the flexible design must have non-load-bearing internal walls, so that it can be adapted to the changing needs of the occupants
